We are pleased to share the latest Asia Situation Update.  This quarter, we feature one of the fastest-growing mobility markets – Malaysia.

A sneak peek at some report highlights:

  • Several markets describe the rental market as stable, while noting upward pressure in premium locations and properties.
  • A few markets have expressed a mismatch between available apartment supply and current expat demand. Both indicate a shift in the assignee profile from perhaps a high-level employee to those who require less expensive housing options.
  • Taiwan notes that newer expat destinations are experiencing landlord reluctance to lease to foreign tenants due to language barriers and administrative complexity.
  • Regulatory and compliance issues are shaping some markets. For example, Cambodia highlights stricter enforcement against undocumented foreigners, increasing compliance requirements for landlords and tenants.
  • International school capacity is a recurring constraint. Limited places, oversubscription, waitlists or early-application requirements are mentioned in several locations.  In Malaysia and Vietnam, education costs are also rising.
